In a hot real estate market like Vancouver and the Lower Mainland, buying a home is often a race against other interested parties to find something in the right location, the amenities you want and the price you can afford. But in the rush to stake your claim, don’t forget to examine a potentially expensive (or additional) investment in this process: the appliances. What should you look out for? What are some warning signs?
Check out a few of our tips to ensure your new home comes with quality appliances, and avoid falling victim to new home problems.
Take a Close Look At The Home Appliances
While searching for your new home, consider the quality of the appliances. After all, appliances are among the most expensive items we buy. A good starting point for ensuring you’re getting high-quality appliances is also the most obvious. What do they look like? Do they look durable? What is the brand’s reputation? Is there obvious damage? If so, you might be able to use it as a negotiation tactic.
Another thing to keep in mind is that appliances with electronic boards will wear out faster because of the constant proximity of wires and chips to heat.
New Vs Old
Another tip to keep in mind while searching for a new home is to find out how old—or new—the appliances in the house are. Age is a great indicator of whether or not you’ll be replacing an expensive appliance. If you’re unsure of the exact age of the appliance, ask the owner if they know or can provide you with a model and serial number. You can also check for typical signs of use and wear. A few things to look for might be:
Noticeable wear on surfaces
Loose knobs and handles, or buttons that are stick
Discolouration
Leaks or poor drainage
Other signs of overuse, age, or poor upkeep
Consider Durability
A badly-functioning appliance is a problem many people overlook with the excitement of buying a new home. Sometimes an appliance looks fine at first glance, but breaks down after you’ve moved in. It’s not possible to test every appliance, but you can ask if there’s a history of service or repair on the appliances.
By following these easy home buying tips, you can be sure to avoid new home problems and potentially expensive replacements.
